Renting their Home

1. Permits - Owners can place their home in a property management program if they obtain a Vacation Rental Permit (VRD) from the city of Lincoln City. We collect, file and pay the lodging room taxes on your behalf.



2. Costs and fees ¿ Olivia Beach Cottage Rentals charges a standard 30% management fee with an additional 2% to provide amenities and supplies, i.e. trash bags, paper products, soaps, standard light bulbs and a coffee welcome basket. If you have a Hot Tub that needs to be maintained, it is $75 per month for labor and chemicals. We also provide the trash removal for a small fee based on the amount of trash removed.



3. Services - As an onsite management company we are here to watch your home 365 days per year and we provide 24 hours on call service. We inspect after a storm and monitor rental guests. Our maintenance staff removes trash after each guest and our housekeeping staff performs a complete clean after each guest use.



4. Owner use- Owners are given a back door to our website to schedule private use whenever wanted. You are not limited in the amount of days or dates for your private use of your home. You can use your home as much or as little as you want. We offer two free cleans to you, the owner per year.



5. Items needed for home ¿ You provide all utilities including TV and local phone service to your home. Homes with quality furniture and good beds have higher rental numbers. A full list of required items and other suggested items is included with our contract.
6. Factors that can influence rentals - The location of the home with view or on a park, pets allowed, master on main or two master suites, family room, king beds all help rent a home. Other amenities offered like internet, games, upgraded TV¿s all influence nights rented.



7. Estimate of revenue ¿ For the first year 100-120 nights rented is a safe estimate. Some homes at our Seabrook property did 180+ nights in the first year. After a few years there are many homes at our Bella Beach property that generate 250+ nights per year. Nightly Rates at Olivia Beach are ranging $165 -$225 the fourth quarter of 2007. As construction moves further out, the beach access is completed and the swimming pool is built; rates will increase accordingly with these great rental amenities.
